CU-08 · Our Estimating Process
So you always know what to expect and when.
1
We review drawings, specifications and addenda to scope the estimate and flag anything unclear before takeoff begins.
2
Materials and quantities are measured directly off the drawings in Bluebeam, PlanSwift or On-Screen Takeoff.
3
Quantities are priced against current supplier costs and RSMeans data adjusted for Arizona regional markets.
4
Labor hours are applied using trade productivity standards, adjusted for project type and local conditions.
5
A second estimator checks quantities, pricing and formatting against the original drawings before release.
6
The final estimate, cost breakdown and marked-up drawings are delivered in your preferred format, on schedule.
CU-09 · Software & Pricing Sources
So the output drops straight into your existing bid process.
✓
Every estimate passes through an independent second review, checking quantities against the drawings, unit pricing against current sources, and totals against comparable historical Arizona projects.
✓
Standard single-trade scopes typically return in 24 to 48 hours; larger multi-division projects are scheduled up front so you know your delivery date before you commit to bidding.
CU-10 · Arizona-Specific Estimating Factors
Arizona's building environment has a few quirks that change how a cost estimate should be built, and our estimators account for them rather than applying a generic national template.
Arizona does not adopt a single statewide building code; cities and counties such as Phoenix, Tucson, Maricopa County and Pima County each adopt and amend their own versions, which changes requirements and costs from one jurisdiction to the next.
Arizona contractors are licensed through the Arizona Registrar of Contractors under general and specialty classifications, which affects how scope is divided and bid across trades.
Much of the Arizona desert sits on expansive or caliche-layered soil, which can add excavation, moisture treatment or foundation design costs that a generic estimate would miss.
Arizona does not maintain a state prevailing wage law, so labor rate assumptions are built from regional market data rather than a mandated wage schedule, except where federal Davis-Bacon rules apply.
Development in Arizona's Active Management Areas is subject to Arizona Department of Water Resources rules on assured water supply, which can affect site development scope and sequencing.
Summer monsoon weather can affect exterior work sequencing and site logistics, a factor we build into schedule-sensitive estimates for projects bidding into that window.
Accessible route, clearance and fixture requirements are reflected in quantities for applicable commercial and multifamily project types.
CU-11 · Arizona Service Areas
We estimate construction projects across the greater Phoenix metro, southern Arizona and beyond.
...and the rest of Arizona.
Pricing
Every project is priced on its own scope, but these are the factors that move an estimate the most.
Client Notes
“We handed them a partial drawing set for an early budget and got back numbers our ownership group actually trusted enough to move forward on.”
Preconstruction Manager, General Contractor - Phoenix, AZ
“Having every trade broken out separately made it so much easier to see where our number was tight before we submitted the bid.”
Chief Estimator, Commercial Contractor - Tucson, AZ
“They caught soil and jurisdiction issues in our Chandler project that our own first pass had missed. Saved us from a bad number.”
Project Executive, Developer - Chandler, AZ

Common questions about construction estimating in Arizona
A construction estimating service reads project drawings and specifications, measures and counts every quantity of material and labor involved, and prices that scope so a contractor can submit an accurate bid or set a realistic project budget. You can start from the home page to see the complete estimating lineup.
We estimate projects across the entire state, from Phoenix, Tucson, Mesa and Scottsdale to smaller communities throughout Maricopa and Pima counties and beyond, and we build local jurisdiction requirements into every estimate. When that trade is on the plans, our fire protection estimating services can price it with the same set.
