The Local Problem
Most national cost data is built on sensible cooling and heating loads. Alabama design conditions are humid and cooling dominant, which means the equipment on your schedules is doing a different job. The system has to pull moisture out of ventilation air before it ever gets to conditioning the space, and every piece of scope that follows from that is cost your competitor may not have carried.
Dedicated outdoor air units, energy recovery, reheat coils and humidity control sequences are common on Alabama commercial work in places where a northern project would run a simple rooftop unit. The insulation package is heavier and the vapor barrier has to be continuous, because a gap in a humid climate is a condensation callback rather than a minor defect. Condensate drainage is a real piping system, not an afterthought, and the interior finishes around it are unforgiving when it fails.
We build the estimate from those conditions outward. That is the difference between a number that wins the job and a number that wins the job and loses money.

Where Bids Go Wrong
These are the items we see missed most often when reviewing a contractor's own takeoff. Every one of them is on our standing check before an estimate leaves the office.

Port, marine, shipbuilding, hospitality and coastal commercial construction. Wind-borne debris and equipment attachment requirements, salt-air corrosion protection and higher insurance costs all show up in the mechanical number, and material logistics behave differently than inland.

Commercial code enforcement in Alabama is largely a local matter, while the Alabama Building Commission holds authority over certain categories including state-owned buildings and schools. Which body reviews your project changes submittal requirements and review time, so we confirm it before pricing permits and general conditions.
AL-02
The state energy code sets minimum equipment efficiency, duct and pipe insulation, economizer and ventilation requirements. On replacement work it regularly forces a higher-efficiency unit than the one coming out, which changes equipment cost, electrical connection and sometimes structural support.
AL-03
Heating, air conditioning and refrigeration work in Alabama is licensed through a dedicated state board, separate from general contractor licensing. Classification and licensing status affect who can legally hold which portions of a mechanical scope on a given project.
AL-04
Projects in Mobile and Baldwin counties carry wind design requirements that reach mechanical scope directly - rooftop equipment attachment, curb detailing, louver ratings and screening. These are cost items, not just engineering notes.
AL-05
Alabama is predominantly open shop, and private commercial labor is priced from crew composition rather than a negotiated agreement. Federally funded projects change that: prevailing wage determinations apply and the labor column moves substantially, which matters on much of the Huntsville-area workload.
AL-06
Healthcare, laboratory and school projects carry ventilation and filtration standards well above baseline commercial work, driving air change rates, filter banks, pressure relationships and commissioning scope. We price that scope from the specification rather than from a square-foot factor.
