Damage Identification
What is visibly damaged, and how.
Xactimate Estimating Services in New Jersey translate documented property damage into an organized repair or restoration estimate. We start with your photos, sketches, measurements and notes, identify the scope, and build line items that show what work is included and where it happens.

DOC · 01
The condition of a property determines the estimate built from it. What happened, how far it spread and what has to be done about it must all be visible before a single line item is written.
Estimating can begin with almost any combination of the following:
Damage photographs
Property measurements
Floor plans
Inspection information
Repair notes
Existing documentation
Scope descriptions
Drawings or sketches
These inputs establish the work that needs to appear in the estimate. Where an input is missing, we say so instead of filling the gap with a generic guess.
Margin Note
A clear estimate is a translation. The better the source material, the more faithful it can be.
SCP · 02
Before line items are developed, we review the available documentation and interpret it into scope. This step is the foundation of a usable Xactimate estimate.
01
What is visibly damaged, and how.
02
Where the damage begins and ends.
03
Work that can restore existing materials.
04
Work that requires new materials.
05
Demolition, haul-off and protection.
06
The tasks the work requires.
07
Products and finishes to be installed.
08
Stairs, tight spaces, limited access.
09
Items that follow from visible damage.
Overlooked scope matters most. A water-stained ceiling may also imply insulation, paint and trim, each of which becomes its own line item.
MAP · 03
Organizing damage by space makes an estimate easier to review and ties specific work to specific locations. Select a space to see how it is handled.
Kitchens · Fictional sample
Cabinets, countertops, flooring and appliances connect to water lines and often extend the scope.

Documented scope is translated into appropriate Xactimate estimate items: repair items, replacement items, demolition, removal, installation, materials, labor, equipment, cleaning, surface preparation, finish restoration and other applicable components.
Line-item selection should reflect the documented scope, not simply add generic construction costs. Each item is chosen because something in the documentation calls for it, and it is assigned a quantity, a unit and a room or area.

An estimate can represent restoration as stages, from the existing condition to the finished surface. Separating these activities helps stakeholders understand exactly what work is included.
Existing Condition
Documented state of the property before any work, from photos, notes and measurements.
PRC · 06
Within Xactimate-based estimating, costs are organized around materials, labor, equipment, removal and disposal, installation activities, other applicable estimate components and regional pricing considerations.
Pricing can vary with project conditions, location, scope, date, materials, accessibility and other factors, so we do not publish New Jersey pricing figures. Restoration costs are developed from your documented scope, not from a rate sheet.

Before delivery, the estimate is compared with the available documentation so it is easier to understand and check.

An estimate often travels between several people, each reading it for a different reason. It may support restoration contractors, general contractors, subcontractors, property owners, property managers, insurance-related professionals, adjusters, restoration project managers and other construction professionals.

Estimating support can be relevant across property types and regions of the state, while project-specific conditions and local pricing considerations vary.
Estimates support budgeting, restoration planning, bidding, claim documentation and cost communication. They do not determine insurance coverage or claim approval, are not 100% accurate, and do not replace inspections, engineering evaluations, code review, permitting, licensing, legal advice, insurance-policy interpretation or professional construction decisions.
